1. Kitchen

The kitchen is still considered one of the most important rooms in a home. As trends change, there are small updates that can add significant value to your home in today's market.

Cabinetry:
White kitchens have been very popular for the last few years and will continue to be in style in 2016. Instead of buying all new cabinetry, which can be costly, you can have your cabinets sprayed with an oil-based paint. This is a much-less expensive option. Not all painters do this so make sure you employ someone who specializes in this technique.

Hardware:
Updating your cabinet hardware can completely change the look of dated cabinetry.

Countertops:
Light countertops continue to be on trend. There are more choices, on the market, than ever before; from man-made options like Silestone and Caesarstone to natural stones like marble, granite and Quartzite. Man made options such as Silestone and Caesarstone are much less maintenance than some stones, like marble. Splurging on a higher-end countertop is well worth the investment because it will give your kitchen an upscale look that will set your home apart from competition when selling.

Back Splash:
A simple subway tile back splash is a classic clean look that dresses up your kitchen. Adding darker grout such as grey makes for a more custom look. Keep in mind with any finish, something too trendy tends to go out of style more quickly.

Appliances:
New appliances are one of the easiest changes to implement, yet make the most dramatic difference. You do not have purchase the most expensive Sub-Zero refrigerator. However, upgrading to a higher-end model will add significant value to your kitchen.

2. Master Bath

Tile:
It is the size, of the tile, that tends to date your master bath. For flooring, larger tile such as 12x24 is on trend. While marble has been very popular in the last few years, porcelain tile, is becoming more popular. It is less expensive and lower maintenance than marble flooring.

As far as shower walls, keep it simple and consistent. Your tile should not be too busy. Glass tile which was very popular in the past is less so today. A larger tile creates a more modern look, while a classic subway tile never goes out of style.

Frameless Glass Door:
A frameless shower door is one of the best investments you can make. Yes, it will cost you but it is one of the most transformational features that you can add to your master bath.

Vanity, Mirror, Lighting:
A new vanity, mirror and lightening is an inexpensive way to update your bath. There are many great options in stock in the home improvement stores and online.

3. Flooring

Replace your old-dated tile, in a kitchen, with hardwood flooring. If your home already has existing hardwood floors, refinishing and staining with a satin finish can make a significant impact on the look and feel of a home. You can also find great tile options that replicate hardwood at local home improvement stores.

Battered carpet can instantly date a home. Installing new carpet instantly freshens up your home and makes a big improvement.

4. Painting

"Greige" is the hot color trend. This recently introduced color scheme can work with both cool grey and warm beige tones. Always choose neutral colors when selling a home. Lighter colors tend to brighten up a home and make rooms appear larger.

5. Roof Deck

In the city, the roof deck is one of the most sought after features of a home.  If you have a roof deck, simple changes like upgrading your furniture, adding an outdoor rug, lighting and greenery can make your outside space much-more inviting.
